Introducing Clear Interiors’ Home Staging Service
This week we’d like you to find out more about a little known service called Home Staging that Clear Interiors now offers in and around Norwich. This will be especially relevant if you’re considering moving house or already have it on the market, but are struggling to get interest from buyers. So without further ado:
What is Home Staging?
Home Staging is: preparing the way your home looks for when it is photographed by Estate Agents’ photographers or by yourself when you are looking to sell your property. It can also be done for when you have viewings arranged. By getting Jane, Managing Director of Clear Interiors into your home, she can make simple alterations using her knowledge of property and design that will show it in the best light possible before being photographed.
What are the benefits of Home Staging?
A well staged home will get you ahead of the competition.
Essentially, Home Staging aims to help you sell your house for the best price, in the quickest time possible. Particularly in the current economic climate, everything is difficult to sell. By presenting your home in the best way you can, you can get the edge over the competition and the photographs taken will be great marketing tools to help attract interest in your property. Many homes are currently poorly photographed or the homes are not very carefully presented in those photographs so using Home Staging can put you head and shoulders above the rest.
Home Staging can help give the very best first impression of your home.
First impressions of your home are crucial and often the photographs are the first thing people see. If these don’t look appealing, potential buyers might just bypass your otherwise fantastic property straight away. Even when you have a viewing, most buyers have formed a fairly strong opinion about your property within the first 10 seconds. It doesn’t give you long to convince them that yours could be the one! In fact, they’ll be forming an opinion even as they walk up to your front door!
Home Staging can help potential buyers see beyond your own style and decor.
You may have a fantastic home with unusual or very personal decor, art and ornaments, however, Jane can help you to see it from a buyers perspective and suggest changes and make alterations that will make your property have broader appeal. Potential buyers may not be imaginative enough to imagine your property with their furniture or different decor, so help them to see past your style by getting Jane in to help!
Why get Clear Interiors to stage your home?
The Clear Interiors Home Staging service is undertaken by Managing Director Jane Foulger. She has a wealth of experience to draw on having seen the inside of hundreds of homes over the years, moved house more times than most and renovated, styled and decorated numerous properties. The service is professional, non-judgemental, friendly and is high quality just like all of Clear Interiors’ services. Clear Interiors can also combine Home Staging with some of our other services so all elements can be carried out by us, saving you the time and effort of having each part done separately. The service can include:
1. Eliminating extra clutter. Read more about de-cluttering here.
2. Clean your home, including interior and exterior windows. Read more about our cleaning service here.
3. Edit and arrange furniture.
4. Make small detail additions including: colourful bowls of fruit, flowers and other items.
5. Organise and arrange ornaments, books and vases.
6. Carpet Cleaning (carried out by a separate contractor that we oversee for you)
7. Garden tidying
9. Developing storage solutions
10. Organising skip hire
The service is tailored to whatever is needed. By the time it’s done, you might not want to move at all!
What happens if I want to have my home staged?
So now you’re on board and can see the benefits, what is actually going to happen next? The first step is to contact us via telephone (01603 617 732) or email (email@example.com) to arrange a free, no-obligation consultation about your requirements and share ideas about how to proceed. This can be done in the comfort of your own home with Jane.
During the consultation we’ll discuss which parts of the service are going to be appropriate for you. Then depending on what you need doing, Jane will go round your home with you collecting the relevant information needed to manage and carry out the home staging service. This may involve taking some photographs for contractors such as the gardener. Jane will then put together an itemised quote for the work and send it over to you usually the next working day. Once you’re happy with the quote, you pay 50% up front and the other 50% upon completion.
Jane will manage any contractors used for gardening, decorating, carpet cleaning and external window cleaning. She will be there in person to do most of the rest of the service and may get in some of her fantastic Clear Interiors team to give your home a fantastic spring clean. Once complete your home will be clean, organised and looking beautiful, ready for photographers and potential buyers!
Do I need to provide anything?
No! As long as we can use what you already own to carry out the Home Staging, that’s fine. We will provide any extras we think are suitable.
How long does it take?
This depends on how much work is required OR how long you have got to make improvements. Your itemised quotation will give a good idea of how long the work will take and where contractors are being used, they will be scheduled in as soon as possible at times that suit you. You can cut down on the length of time spent by joining in with the de-cluttering and organising under Jane’s guidance. If you have a tight deadline you’re working to, let us help to prioritise which parts of the service would bring the most benefit. If you have only one afternoon to make improvements we can make a package that will fit into that afternoon.
Do I need to be present?
If you are very busy and would prefer us to just get on with it, we can be secure key holders and get things done while you’re out at work. Where contractors are entering the property, Jane can oversee their work if you’re out. It would be useful for you to be present whilst the house is being de-cluttered so you can be part of the decision making process. However, there are some instances when even this is not required, for example where belongings are only going into storage instead of being thrown out. So in short, no, you don’t need to be present, but there may be some parts of the service you would prefer to be present for!
Example of Home Staging
The proof is in the pudding so to speak, so have a look at some before and after images of the kitchen and living room of a property Jane home staged last year along with a quote from our satisfied customer.
The new pictures (after home staging) significantly increased the number of views and click throughs on the agent’s website.
