How Do I Stage My Home?

What does ‘Home Staging’ even mean I hear you ask?

If you are selling or renting your property you want to attract the maximum amount of people in, to get the highest price to make the most money. Simple!

However looking at the information and photographs of a lot of properties on the market in Estate Agents and or Letting Agents you certainly wouldn’t think so.

I think this is largely down to miscommunication and not grasping a very basic principle.

I am going to stick my neck on the line here.

Moving into a new home people are buying into a lifestyle. Their own lifestyle!!! (Not yours, or the Landlords) The buyer might not know what that lifestyle is yet in all its pictorial glory.

It is your job to set the scene. If you want to make your property stand out from the rest, (again looking around it wouldn’t be that difficult) There are some very simple and useful Tips for doing so.

Having just been given a fantastic opportunity to help someone stage their home ready for sale, I got very excited and immediately could see how things could be tidied away, cleaned up, lit up, even adjusting the slant of a venetian blind, gives off a nicer light and can set an atmosphere. Armed with some colourful nice smelling flowers, pots, soft cushions, throws and large plants, we set about transforming the look with some very simple moves.

Home Staging involves the 5 senses. You want to be able to make someone fall in love with your place and able to see themselves living in it.

Tips For Home Staging

1. De-Clutter- Tidy away the majority of your nic-nacs, post cards, personal items

2. Remove excess furniture (People like to see enough space to place their own belongings in)

3. Arrange groupings in a Living Room of 1,3 or 5 pieces

4.Include a coffee table and a sofa

5.Soft fabrics and cushions arrange neatly

6.Plump pillows and cushions

7.Dining Room – Table and Chairs

8.Warm the place up with simple decor

9 Add  bright cookbooks to kitchen counters, props that warm up the space, bowls of colourful fruit.

If you dress your home properly it will be attractive to sellers and help you get the best price.
